Where is Benguela Cove Lagoon Wine Estate located?

Benguela Cove is located 1 hour from Cape Town International Airport in South Africa’s Overberg,located 10km outside of the upmarket seaside town of Hermanus, Western Cape.


What type of properties can I buy at Benguela Cove?

Benguela Cove is a luxury residential estate and the developer is selling vacant land. Benguela Cove has only 124 plots and is the lowest density estate closest to the ocean in South Africa. There are limited opportunities to purchase a fully completed home directly from the Developer.  


What is the Benguela Cove estate lifestyle?

Relaxation is the order of the day, it truly is one of the most beautiful places in the world to live, with ocean views across the wildlife estate. The lifestyle can be as active or sedate as you wish. The estate and the surrounding area is the ultimate destination for adrenaline junkies but those that enjoy walks, nature, good food and wine will be very much at home. It is perfect for a principal family home or holiday home, with easy international commuting via Cape Town airport.

 

There is so much to see and do: watersports include water skiing, boating, sailboats, yachting and kayaking - as well as running and cycling, tennis, birdwatching and fishing.


Is Benguela Cove a conservation area?

The land that Benguela Cove is developed on is an ecologically sensitive area and is protected. The estate guidelines are in place to ensure that damage does not occur to the environment. The estate and surrounding lagoon are home to many hundreds of birds, small animals and other wildlife.   


I have school aged children, what schools are available in the area?

The Independent Curro School is close to Benguela Cove and caters for boys and girls aged 4 years to 18 years old. There are a host of independent schools also available in Somerset West, Grabouw and the surrounding areas. Stand out schools are certainly Somerset College, Generations Schools and Curro. There is even a school bus that runs from Peregrine Cafe in Grabouw to Somerset West daily.  


What medical care can I access in the area?

South Africa has a private medical industry and as a result you can access some of  the top consultants in South Africa in Somerset West and Hermanus. In addition to this GP services are easily found and the private hospital group Mediclinic has a hospital in Hermanus which includes a casualty. Services allied to medicine - including Physiotherapists and Podiatrists - are easy to find in Hermanus.   


What is there to see and do at Benguela Cove and locally?   

There is so much to do at Benguela Cove and in the wider Overberg area. Hermanus as a resort has so much to offer and in 2019 was named UNESCO City of Gastronomy.  The area is littered with fantastic restaurants, wine farms showcasing the best of local produce in the region.  Activities on offer include hiking, Hermanus is home to the famous Whale Trail, pristine blue flag white beaches, whale watching, horseback riding on the beach, sea kayaking, art galleries,cycle tours and so on.    

 

Benguela Cove is a wine estate and has its own winery, tasting lounge, amazing restaurant and great adventure golf and splash fun for the whole family within the commercial village. The estate itself has a tennis court, swimming pool, clubhouse, slipway, beach and a 13km hiking trail throughout the 200 hectare estate.


Is transfer duty payable on plots sold at Benguela Cove?

When you buy directly from the Developer there is no transfer duty, the purchase price includes VAT.


What is the development made up of?

Benguela Cove offers 124 residential erven, positioned to maximise the experience of the rural nature of the site and the excellent views, the farm is 210 hectares in size.  The development has a clubhouse, tennis court, swimming pool, jetty, boat storage and a launch area giving access to the lagoon. The estate has 5km of water frontage. The commercial element is made up of a productive wine estate with 70 hectares of vines, 10 hectares of olive groves, a cellar, wine tasting and sales, a restaurant and a children’s play area. The development will also have a small hotel/lodge component to it. 

 

The remainder of the site is protected as a private nature reserve and is controlled and restricted to residents, their guests and hotel patrons, ensuring privacy as well as ecological sustainability of the protected areas.


Is property at Benguela Cove a good investment?

Absolutely, as  a secure, gated residential estate, buyers are drawn to the security and lifestyle benefits. With only 124 erven on the estate (half of these are sold and a high proportion of buyers have purchased double or triple plots) this is a unique opportunity to own a piece of Benguela Cove. The estate has attracted top architects, see examples on www.saota.com.   Investment in the estate has been high and house prices range from R10m to R85m.


How would we be protected against a potential bankruptcy of the seller of the plot/management of the estate?

In the highly unlikely event of liquidation of the Developer, a Purchaser`s contract will be protected in terms of Act 68 / 1981. However, the Purchaser will have to pay the balance of the purchase price due in order to obtain formal registration of transfer. 


Please give specific information on the Developers finance that is available?

As the Developer, we are offering this finance on the plots that we own as an incentive to purchase. The agreement is between ourselves and is not subject to bond approval via the SA banking system. The finance is interest-free and enables you to make payments directly to us over a 3 year period. The benefit of this arrangement is that you can:

  • Spread the payments over a 3 year period interest-free.

  • Instruct architects and design your dream home without having the burden of levies.   


Are there any plans of further allotment on the estate within the existing parameters?

No, the estate was granted special development rights and the developer was given the rights to allow the building of 124 erven (many purchasers have bought double plots and have consolidated), other elements consist of the commercial district – which consists of the winery, restaurant, tasting room etc and the hotel site (this is still undeveloped, although there are plans to finalise this).    


Are there any existing requirements on the quality of the soil?

No, the soils are very diverse and special and this is why we are winning so many awards for the wines that are produced and bottled on the estate. 


Has there ever been flooding in that area?

No, the lagoon is separated from the sea by a sandbar and when the water rises the sandbar is artificially breached and the lagoon becomes tidal. It was breached approximately 3 months ago and is still open to the sea, Cape Nature manages this and I can be very confident that flooding will never be an issue.


How long do I have to build a house?

The development has a building clause and therefore you must have completed building your home within 2 years from the date of purchase from the Developer. The Developer has the right to automatically buy your plot back if you fail to meet the build requirement.  

 

The Developer can purchase your plot back and you will be liable for double levies for every month over 2 years.   


How does the estate control the type and size of houses you can build?

The estate works to strict architectural guidelines and there is a specific style of house that must be built depending on the location you purchase. This is done to protect the environment as well as the aesthetic and architectural response. The Arc committee for the estate will approve your building plans, landscaping plans and provide site consents.


Plots in the pastures and vineyards have vines planted on them, whose responsibility are these?

The vines belong to the farm and the farm is responsible for cultivating and maintaining the vines on these plots.   


Who manages the rules and regulations on the estate?

Each owner of a property or erven automatically becomes a member of the Homeowners Association at Benguela Cove. Annually at the AGM a trustee committee is elected and serves for 1 year before undergoing re-election. The trustees manage the rules in accordance with the constitution and the related documentation.   


What is the wine allocation that homeowners receive?

Annually the farm provides an allocation of wine to all residents.  The wine allocation is calculated in accordance with the agricultural agreement that is an annexure of the constitution.   The cellar master annually will select the estate wines produced by Benguela Cove and owners will be alerted to collect them from the cellar.   All homeowners receive preferential pricing on wine orders over and above their allocation.   


Please provide more information about plot sizes at Benguela Cove?

Benguela Cove is a low-density estate situated on the banks of the Botriver Lagoon, plot sizes vary from 1500 square metres to 4200 square metres.  The type of house you can build is dictated by the location of your plot and the architectural guidelines.  The guidelines also regulate the maximum size of your property. 


Can you explain the difference between the various locations on the estate?

 

Southern vineyard sites

The Southern Vineyard sites are located on the southern hill of Benguela Cove, amidst the vineyards, on a gentle west and south-west facing slope.  The sites are orientated to the west to focus on the spectacular views of the Palmiet Mountains and the lagoon mouth.   The building zone is situated on the eastern portion of each site, and the remainder of the sites will form part of the estate vineyards.  These vineyards will be planted by the developer of the estate at his exclusive cost.

Southern Ridge Sites

The Southern Ridge sites are located close to the water’s edge on the Southside of the site.  The sites portray a unique character with uninterrupted views of the lagoon mouth.  The sites have been orientated to optimize the spectacular views to the Palmiet and Kogelberg Mountains in the West. The steep slope down to the waters edges forms part of Benguela Coves protected area.

Southern Lagoon Front Sites

The Southern Lagoon Front sites are located close to the water’s edge, on the South-Western part of the site. The building platforms are placed closest to the waters edge to create a visual link between the sites and the water.   These sites also have uninterrupted views of the Palmiet & Kogelberg Mountains to the West.

Pasture Sites

The Pasture sites are located within the area created for pastures for the grazing of indigenous animals.  The sites are orientated to the west to focus on the spectacular views of the Palmiet & Kogelberg Mountains and the lagoon mouth.

Nature Reserve Sites

The Nature Reserve sites are located on the Western Ridge of the site.  The sites portray a unique character with uninterrupted views to the lagoon mouth.  The sites have been orientated to optimize the spectacular views to the Palmiet and Kogelberg Mountains in the west.

Western Ridge Sites

The Western Ridge sites are located on the Western Ridge of the site. The sites portray a unique character with uninterrupted views to the lagoon mouth.  The sites have been orientated to optimize the spectacular views to the Palmiet and Kogelberg Mountains in the West.

Northern Ridge Sites

The Northern Ridge sites are positioned on the Northern slopes of the site and offers tremendous views towards the Palmietberge to the North West and the Houwhoekberge to the North.  The sites portray a unique character with uninterrupted views to the lagoon mouth. The sites have been orientated to optimize the spectacular views to the Palmiet and Kogelberg Mountains in the West.

Northern Vineyard Slopes

The Northern Vineyard slopes are located on the northern hill of Benguela Cove, amidst the vineyards, on a gentle north-facing slope.   These sites are orientated to the north and north-west to focus on the spectacular views of the Palmiet Mountains and Houwhoek Mountains to the North. 

The building zone is situated on the southern portion of each site, and the remainder of the site will form part of the estate vineyards.  These vineyards will be planted and maintained by the agricultural business at their exclusive expense. 

Northern Lagoon Front Sites

The Northern Lagoon Front sites are located close to the waters edge, to the North of the site.  The building platforms are placed closed to the water’s edge to create a visual link between the sites and the water. These sites also have uninterrupted views across Arabella to the Houwhoek Mountains in the North.

Where is the best place to buy a house in South Africa?

The Western Cape is seen as the ultimate place to live within South Africa, with its cosmopolitan feel and Cape Town as a vibrant cultural centre, it is home to the wine regions of South Africa.   There are a plethora of amazing towns to choose but top of the list is Hermanus which is relatively crime free, has amazing amenities and tops the wellness and feel good factors.

Is South African property a good investment?

Can a foreign citizen obtain a Bond/Mortgage in South Africa? 

A foreign citizen will only be able to obtain a mortgage bond from a South African bank if such person is resident and earning income in South Africa. The bond granted will not be more than 70% of the purchase price.


Could land seizure in South Africa be a potential risk?

The land debate in South Africa is unfortunately taken out of context by conservative and radical political parties. The RSA Constitution guarantees land ownership, but the issue is about unused farmland (the  RSA Govt itself also owns large areas of unused farmland) and not developed urban or rural land. A draft document has been tabled for approval by parliament. Consequently, land seizures are not tolerated by the courts. Benguela Cove is a secured development with guards on duty 24 hrs a day.
